Please forgive me God, just making a point.  Sometimes there is not any or enough information on this earth to conclude a decisive point of value, but one must be made. Appraisers’ judgment (cop out) may sometimes have to be involved. Sometimes appraisers in their efforts to get directly to an answer frankly get a brain cramp or otherwise just can’t get the work done. In these situations, narrow the possible range by going through a “greater than, not less than” analysis. Then apply “appraiser’s judgment” based on weighted average, best gut choice, and so forth. We have to get the work done. God only knows the answer, “Be Not Afraid”. We mortals have to do our best. Make the decision.
