Business Enterprises
Southeast Appraisal is qualified and experienced to appraise and market the business enterprise as
a whole, either under an asset sale or a stock sale.
Real Property
Southeast Appraisal is not an active realtor or broker of real property. We are active, independent
appraisers of real property.
Machinery and Equipment and Non-Retail Inventory
Southeast Appraisal is not directly an active marketer or liquidator of machinery and equipment or
inventory. Such liquidations may be orderly (with the assistance of the owner or not) or under an
auction scenario. We do not necessarily rush to a forced liquidation but would rather optimize the
lender’s recovery through an “at market” sale or an orderly liquidation sale.
Southeast Appraisal upon a request by a lender to optimize the recovery of collateral will perform
the following activities:
•
Investigate the optimal asset sale or liquidation strategy: at market, orderly or forced
•
Select asset sale candidates for the situation
•
Invite asset sale candidates to offer their optimal strategy for the sale, taking in consideration
their location, following, past experience in the subject industry, advertising strategies,
reputation, commissions, and/or buyer’s premium fees
•
Select the asset seller or liquidator and offer suggestions, as warranted
•
Monitor the pre-sale activities of the asset seller
•
Monitor the sale
•
Collect, net, and disburse the proceeds of the sale
In summary, Southeast Appraisal does not rush to a forced liquidation, yet we have the capability
and experience to coordinate such an auction activity. We have the capability and experience at any
asset sale level (business enterprise down to the asset auction level) to optimize the recovery of a
distressed loan situation for the lender. We do understand the time-value of money, and with this
consideration, we optimize the lender’s return.
